James, Earl of Wessex, is preparing to trade one of Britain’s grandest royal residences for a dramatically different lifestyle as he begins university this autumn.

The 18-year-old son of Prince Edward and Sophie, Duchess of Edinburgh, has successfully completed his A-levels and secured the grades required to study Rural Land & Property Management at the Royal Agricultural University in Cirencester.

Buckingham Palace confirmed James will head directly into higher education rather than taking a gap year, marking one of the biggest changes yet for the famously private young royal.

But university won’t simply mean new classes and new friends. It could also mean swapping the extraordinary surroundings of his family home for an ordinary student bedroom.

From 120 rooms to student halls

James currently lives with his parents at Bagshot Park in Surrey, the Edinburgh family’s sprawling Grade II-listed residence.

The mansion reportedly contains around 120 rooms, making the contrast with James’s potential university accommodation particularly striking.

Like many first-year undergraduates, James could choose to live on campus while adjusting to university life.

The Royal Agricultural University offers several types of student accommodation, ranging from standard bedrooms with shared bathroom facilities to en-suite options. Half-board accommodation can cost up to £273 per week.

Students looking for something calmer can even request rooms intended to provide a more “tranquil environment.”

It would represent quite a change for a teenager raised on a royal estate, but perhaps not an entirely unexpected one.

Edward and Sophie have long stressed their desire for James and his older sister, Lady Louise, to understand that they may need to build careers and earn their own living rather than depend on royal roles.

Buckingham Palace confirms James’s next move

Announcing his plans after A-level results day, Buckingham Palace said James had achieved the grades necessary for his chosen degree.

“The Earl of Wessex will be going to the Royal Agricultural University to study Rural Land & Property Management,” the Palace confirmed, adding that he would head there immediately rather than taking a year out.

His degree offers a potentially practical career path outside traditional royal duties.

According to the university, students on the course can prepare for careers across rural business, estate management, property and consultancy.

That direction also fits neatly with James’s recent experience.

Before heading to university, the King’s nephew reportedly spent part of his summer working at Sandringham, where he was seen getting involved in practical estate work and driving tractors.

Rather than spending the months before university surrounded by royal ceremony, James appears to have been gaining first-hand experience in an area closely connected to his future studies.

Despite potentially giving up some of Bagshot Park’s comforts, James won’t exactly be entering unfamiliar territory.

Cirencester sits in the heart of the Cotswolds and offers a quieter, more rural setting than many traditional university cities — something that could suit the young royal’s well-documented interest in the outdoors.

There is also another notable royal connection nearby.

King Charles’s beloved Highgrove residence is roughly a 20-minute drive from Cirencester, meaning James will be studying remarkably close to his uncle.

That could give the 18-year-old an unusual combination: independence from his parents while remaining within easy reach of another branch of the Royal Family.

Their choices reflect the upbringing Edward and Sophie have repeatedly described: privileged, certainly, but accompanied by the expectation that their children should prepare for independent careers.

For James, that philosophy is now becoming reality.

Within weeks, the King’s 18-year-old nephew could go from living inside a 120-room mansion to navigating lectures, student accommodation and the everyday realities of university life.
